Contract
When you submit a booking reservation via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide online. This does not form a contract between us. We will soon send out one of our booking forms for example, Real Farm Holidays, Real Farm Driving Booking or events such as Salmon School Form, which we do if you book directly with us; and a contract shall only arise when you have signed and returned this booking form to us at Kirkwood and paid the required amount. We will send you an acknowledgement.
Letting Arrangements: For Kirkwood Cottages
- Kirkwood Cottages are normally let weekly from Sunday to Sunday or Thursday to Thursday. We ask you to arrive after 4pm and leave by 10am on the morning of departure to give time for cleaning.
- The Keys to the Cottage will be in the door on your arrival.
- The beds will be made up with one sheet, a duvet and two pillows each. There are spare blankets. We do not supply bath or hand towels but extra towels can be hired.
- Pets are normally accepted, but please ask in advance.
- We will visit you early in the week to make sure everything is alright but if anything concerns you please come up to see Mr Steel or Sam/Maddie in the office at Kirkwood House.
Letting Arrangements: For Events such as Salmon School
- Arrival dates & times are as stated for each event/school. We will contact you shortly before arrival with more detailed arrival instructions.
- You will stay in one of our holiday cottages situated in the Stables Courtyard. You will have your own bedroom but will share a cottage with a fellow “student” and communal rooms such as dining rooms are used by everyone.
- Some bedrooms share bathrooms with one other “student” but en-suite bathrooms are available for a small supplement.
- We do not supply bath or hand towels but extra towels can be hired.
- Meals, accommodation and all tuition & stated activities are included in the price (kit hire is additional). Alcohol is not included.
Payments
- We ask for the full price (not the balance) to be paid 6 weeks before arrival at Kirkwood or else cancellation may be assumed and the deposit retained.
- Normally we return the deposit (minus charges for fuel, purchases, hiring and any damages) within two weeks of the end of your holiday.
- We accept payment by cheque (made payable to Kirkwood Cottages or Real Farm Holidays), debit cards (at no extra cost) and credit cards (with a surcharge of 3%).
- Electricity is charged extra for the cottages but not for the events and will be deducted from your deposit, as is any other fuel such as coal, which is supplied at cost to all the traditional cottages with coal fires.
- Any other costs incurred here ie activities, ready-made meals or farm produce, are normally deducted from the deposit.
Legal
For self-catering cottages:
- You accept that this is a Holiday Let in terms of Schedule 4 (8) of the Housing (Scotland) Act 1988.
- You will repair all damage to the property, furniture & fittings occasioned during the period of Let whether such damage is caused wilfully, accidentally or otherwise, but only if caused by yourself, your family, your guests, or persons connected with you over whom you have some control.
- You agree to render up the subjects in as good and tidy a condition as when you took occupation.
- You agree that the Landlord will not be liable for, and that you will be responsible for, any damages or injury to yourself, your family or your guests whilst fishing and occupying the property.
Short Breaks
- Short breaks are increasingly popular, we sometimes offer these from Sunday – Thursday or from Thursday – Sunday.
- Our prices vary according to the days required so please contact us for a price.
- We apply a minimum charge of £180 however short the let.
Fishing Rules & Regulations
- Permits are for named individuals, i.e. we do not allow rod sharing, but we allow daily substitutes so long as we are informed. This policy ensures that beats are not heavily fished and there is always somewhere to fish without interference.
- Visitors should carry their permits with them at all times or display them as a car pass in any parked vehicle.
- Normal fishing rules apply – full details on request.
- In Scotland, there is no game fishing on Sunday.
- Once booked and paid for, we do not accept cancellations for fishing.
- You do NOT need an Environment Agency rod licence in Scotland.
Real Farm Driving
- Any proposed driver under 18 (but must be over 12) should tell us their age and MUST be accompanied by a responsible adult. Others should, unless we are informed, hold a valid Driving Licence which may be inspected on arrival.
- The experience is NOT suitable for anyone with any medical condition which could inhibit the safe control of large machinery. This includes, but is not limited to: epilepsy, heart conditions, and a history of a stroke.
- You must make us aware of any medical condition that is at all relevant.
